不動產由於同時具有自住與投資兩種功能,使不動產價格具有一定的保護性,市場上的售價跌幅不大而深受投資客喜愛,因此不動產在投資市場上一直屹立不搖。不動產投資中以自地自建的跨入門檻最高,相對其利潤及報酬亦為最高,自地自建之門檻主要區分成三種,分別為資金需求,營造廠之選擇以及時間成本,自地自建的營造時間愈長,相對時間成本愈大,且營造過程中有許多意外與變數,因此流程管理相當重要。自地自建的土地開發需要冗長且繁瑣的流程,且建設公司會計算該土地之投資預期效益,並將營造工程外包給營造公司進行,惟外包營造公司之建設流程與效率無法掌握,而工程延宕為其中最大隱患,營造時程的延長會增加時間成本,造成貸款利息或人事成

本等其他額外開銷產生。本研究將採個案研究法進行,並以套房的自地自建為例,探討土地開發之效益以及分析其營造流程之管理,而研究對象為位於臺中之某建設公司,透過該公司已結案之建設案件檢視與評估該案之投資報酬率是否符合目標值,並闡述如何運用產業整合的優勢壓縮製程,減少時間成本與利息成本等額外支出費用。本研究藉由實證結果探討個案如何進行對土地交易的價值評估,以及工期長短與流程管理對於投資報酬率的影響,且研究結果發現該個案之工期長短與流程管理對投資報酬率皆有所關聯。

台灣於 1998 年實施動物保護法,2019 年實施「零安樂死」政策,希望藉此以解決流浪動物的問題,未料卻造成公立收容所嚴重量能不足,面臨醫療與收容困境,而民間動物保護團體的存在補救了政府在這方面的不足。但民間動保組織皆屬於非營利性質,經費來源多是依賴募款所得,在大環境變遷、疫情影響之下,再加上公益團體之多而造成僧多粥少的狀況,募款不易嚴重影響組織生存。 本研究係以訪談法收集資料再加以分析,探討非營利動保組織轉型為社會企業,以營利方式將所得利潤用以解決動物保護問題,是長期發展實現公益目的的解方。
